What Is Involved in a New Build Home?
A new build home starts with a blank canvas — or more accurately, a cleared plot. The process encompasses groundworks and foundations, structural shell construction, roofing, mechanical and electrical first fix, plastering, second fix, external works, and final decoration. Every stage must be completed to exacting standards because errors in early phases become exponentially more expensive to correct later.
This service is for individuals or developers who have secured a plot with planning permission and need a building contractor they can trust to deliver the project on time, on budget, and to a standard that passes NHBC, LABC, or Premier Guarantee inspections without remedial work.
New build construction is not a DIY project. It requires coordination across 15–20 specialist trades, compliance with Part A (Structure), Part B (Fire Safety), Part L (Energy), Part P (Electrics), and Part G (Sanitation) of the Building Regulations, plus ongoing inspection from building control at every critical stage.

The Real Cost of Choosing the Wrong Builder for Your New Home
A new build is likely the largest single investment you will ever make. Choosing the wrong contractor does not just cost money — it can make the property unmortgageable, uninsurable, and unsellable.
Without a recognised structural warranty (LABC, Premier Guarantee, Advantage, or Build Zone), mortgage lenders will not lend against the property. Under new regulations, if you do not have a warranty, you will find it extremely difficult to mortgage or sell a property. This means that saving money on a cheaper builder who does not provide warranties can leave you with a property worth significantly less than what you spent building it.
Common failures in new build construction include inadequate foundations that settle unevenly, causing cracking and structural movement. Roof structures that are not properly braced, leading to sagging over time. Plot Assessment & Planning Review
We assess the site, review planning conditions, and produce a detailed construction programme and fixed-price quotation.
Groundworks & Foundations
Site clearance, excavation, foundation pouring (strip, trench, or raft depending on ground conditions), and drainage installation.
Structural Shell
Blockwork, brickwork, floor slabs, structural steelwork, roof structure, and tiling — inspected by building control at every stage.
First Fix
Plumbing, electrics, and heating roughed in. Insulation installed. All systems tested before walls are closed.
Plastering & Second Fix
Internal plastering, kitchen and bathroom installation, joinery, flooring, and decoration to your specification.
Handover & Warranty Registration
Final building control inspection, snagging, EPC assessment, warranty registration, and handover of all certificates.

New Build Construction: Methods, Materials & Standards
Masters Group builds primarily in traditional masonry construction — concrete block inner leaf with brick or render outer leaf, concrete ground floors, and timber trussed roof structures. This method provides superior thermal mass, acoustic performance, and longevity compared to timber-frame alternatives, and it is the standard expected by warranty providers and building control in the South East.
Foundations are designed to suit ground conditions. In Brighton and the South Downs, chalk substrates are common and generally provide excellent bearing capacity. In coastal areas and clay-heavy ground around Horsham and Haywards Heath, deeper foundations or engineered solutions may be required. We commission ground investigations where conditions are uncertain.
Roofing is completed using concrete or clay interlocking tiles on tanalised timber battens over breathable roofing membrane. Ridge, hip, and verge details are mechanically fixed in accordance with BS 5534. Flat roof sections use GRP or single-ply membrane systems with 20+ year guarantees.
Mechanical installations are completed by our long-standing partner I.M. Dunkerton Plumbing & Heating. Systems are designed to meet Part L energy requirements and typically include condensing combination boilers, underfloor heating on ground floors, and radiators on upper floors. Air-source heat pumps and solar thermal systems are available for clients seeking enhanced energy performance.
Electrical installations are completed to BS 7671 (18th Edition IET Wiring Regulations) with full Part P notification. We install consumer units with RCD protection, hardwired smoke and heat detection, and structured cabling for broadband and AV systems where specified.
External works include block-paved driveways, turfed or landscaped gardens, boundary fencing, and external lighting. We can also coordinate utility connections (water, gas, electric, drainage) where these are not already present on site.
